Roofing in Avondale

Avondale sits east of Pueblo in the irrigated Arkansas valley, and a typical property here carries more roof on its outbuildings than on the house: equipment sheds, shops, barns, covered storage.
Agricultural metal fails at the fasteners
Nearly all of it is exposed fastener panel, a screw driven through the face of the metal with a rubber washer under the head sealing the hole.
The panel will last decades. The washers will not. Ultraviolet, which at this elevation is fierce, plus thirty years of metal expanding and contracting through Colorado’s daily temperature swing, hardens the rubber until it cracks. After that every screw is a small hole, and a building with two thousand screws has two thousand of them.
Chasing individual leaks at that point is futile. The answer is a full rescrew, stepping up one screw diameter so the fastener bites metal that has not been threaded before, priced by area and screw count rather than by complexity.
Rust that came from inside
If rust is creeping up from the bottom edges of the panels, or showing on the underside, the water probably is not coming from outside.
An unventilated metal building condenses on its own roof: warm damp air meets cold metal overnight and runs. It drips on whatever is stored below and rusts the panel from within, and sealing the outside does nothing about it.
The fix involves ventilation, and sometimes a vapour barrier or underdeck insulation. Worth establishing before paying to reroof a building that will simply do the same thing to its new metal.
The house
Conventional and needing what any Pueblo county house needs. The local difference is exposure: nothing out here breaks the wind, so edges take more than they would on a town street. That puts the money on the starter course, drip edge and rake rather than on the field.
